What is an 11-month Inspection?
An 11-month inspection is where a Certified Home Inspector goes through the home to see if any issues have arisen since the initial construction. Scheduling the inspection will be up to the homeowner, and the cost will vary based on the size of the home and if you add any ancillary services.
During an 11-month inspection, an experienced home inspector will perform a standard inspection, taking a look at appliances, foundation, HVAC systems, plumbing, electrical, and many intricacies of the home. Homes that are newly constructed are typically inspected by the builder and city, but many people also choose to have an independent Home Inspector inspect the property prior to closing. If you had an initial home inspection completed prior to closing, you may assume there is not anything particularly problematic with your home now; it still feels new! However, sometimes only time can expose existing issues or bring new issues into a home. Builders offer a one-year warranty to offer buyers peace of mind, so it is best to take advantage of the repairs the builder will make if any are needed. A trained home inspector can spot issues before they become a time-consuming and expensive hassle.
During an 11-month inspection, an inspector may find outlets or plumbing fixtures that weren’t installed properly, or that an appliance was defective. They may find a leak in the plumbing, or damages to the foundation or shingles that you may not be able to identify. Your inspector will know what issues these defects could cause, and catching these before your builder’s warranty expires will allow you to bring them to the builder’s attention to be remedied.

Interior
Plumbing

Inspecting the home electrical system is crucial. We will figure out the wiring type, test all outlets and make sure there is protection from electrical shorts as well as evaluate the electrical panel.
Heating, Ventilation, and Air Conditioning (HVAC)
During our home inspection, we will figure out how old the air conditioning system is and determine if all components are working together seamlessly or if repairs or maintenance are necessary.
Water Heater

​Our inspections will report and ensure that the ground slopes away from the house, which is essential to prevent water from entering the home or causing damage to the foundation.
Roof

If accessible and visible, we look for roof damage or poor installation that may allow for water penetration. We also check the condition of the gutters and we can even use drone technology for a closer look
Garage
WHI will test to make sure the garage door is working right and that everything is properly ventilated (if it's not, it could lead to carbon monoxide poisoning). We also check for explosion risks if ignition sources are too close to the floor.

Preparing for the Inspection
As the seller, there are a few things you can do to prepare for the inspection. Being prepared will help the inspection go smoothly and increase your home's appeal to potential buyers.

Brush and Other Exterior Obstructions
Make sure that all pathways are clear and free of any overgrowth or dead branches. All lawn equipment and recreational items put away.

Cleanup
Show it off well! It's important that your house is as clean as possible. Not only does this increase how your home shows, but it also helps the inspector by having a clean environment that is more accessible to preform an inspection.

House Number
It is always helpful to make sure the house number is visible from the street. As your home will have more traffic during the inspection and sale process you will want to make sure they can find it without any trouble.

Utilities are Connected
Utilities need to be connected so the inspector can test things like water flow, electrical outlets, water heaters, furnace, air conditioning, and so on. Without the utilities connected, the home inspector will have no choice but to either reschedule or suggest inspection by a specialist.

Appliances are Connected and Working
Appliances that are not connected to water, power, oil, or gas cannot be turned on by the home inspector. All appliances should be working properly, and unusable or not in use appliances should be removed.

Put Animals Away
While we love animals some can become a distraction for the inspector. Make sure to be cognizant of animals that are not friendly with strangers.
