Satisfy Your Insurance Providers Needs!

A 4-Point Inspection usually is required by your home owners insurance company. The inspection report is a tool that is used during insurance underwriting to determine the cost and insurability of the four main components of the home including Electrical, Plumbing, HVAC and Roofing system. The 4 Point Inspection can be also used for existing homeowners when shopping for new insurance policy when the home is 15 year of age or older.

A roof certification may be required by your insurance underwriter if your roof is found to be between 15-20 years old or if permits can not be found on file to verify its age. During our inspection of the roofing system we will identify the type of roof coverings you have, weather or not there are signs of damage or failure and the overall life expectancy of the roof from the day of inspection.

What Is a 4-Point Home Inspection?

4-point inspections are limited to the visual components of the following systems:

  • Roof

  • Plumbing

  • Electrical

  • HVAC (Heating and Cooling)

4-point home inspections are often required to obtain homeowners insurance. Ultimately, the insurance company wants to make sure the most important pillars of your home in strong condition before writing you a policy. Further, the insurance company wants to know the age and overall condition of the components and whether any repairs were done professionally or by a novice. If something is in bad shape, you may need to make corrections before you can receive or maintain your policy.

How Long Does a 4-Point Inspection Take?

Typically, 4-point home inspection services take between 30 to 60 minutes. It’s not nearly as comprehensive as a full home inspection, like the one you typically have done before buying a new house. Once the inspection is complete, we’ll provide you with the paperwork you need to send to your insurance company.

Make sure that all pathways are clear and free of any overgrowth or dead branches. All lawn equipment and recreational items put away.

Cleaning Tables

Cleanup

Show it off well! It's important that your house is as clean as possible. Not only does this increase how your home shows, but it also helps the inspector by having a clean environment that is more accessible to preform an inspection.

 House Number

It is always helpful to make sure the house number is visible from the street. As your home will have more traffic during the inspection and sale process you will want to make sure they can find it without any trouble.

Adjusting Temperature

 Utilities are Connected

Utilities need to be connected so the inspector can test things like water flow, electrical outlets, water heaters, furnace, air conditioning, and so on. Without the utilities connected, the home inspector will have no choice but to either reschedule or suggest inspection by a specialist.

Dish Washer

Appliances are Connected and Working

Appliances that are not connected to water, power, oil, or gas cannot be turned on by the home inspector. All appliances should be working properly, and unusable or not in use appliances should be removed.

Barking Dog

Put Animals Away

While we love animals some can become a distraction for the inspector. Make sure to be cognizant of animals that are not friendly with strangers.
